02General provisions- Duration

This lease is granted and accepted for the term defined in the RENTAL AGREEMENT. The lessee shall in no circumstances invoke any right to maintain occupancy at the expiration of the lease initially specified in the contract. The taker obliges to supply a copy of its ID card at the time of the reservation and to the messenger by e-mail in locationcourtduree@yahoo.com by calling back its number of reservation.

03Arrival and departure hours

In the week arrival times are planned between 7:15 pm and 9 pm and departure times in the morning between 8 and 10 o’clock.
Arrival times are normally scheduled on Saturday afternoon from 4:00 p.m. to 7:00 p.m..
Departure times are normally scheduled on Saturday morning between 8:00 and 10:00. The tenant arriving outside the hours specified above must obtain a prior written agreement of the landlord within three days before the arrival date initially planned.
Any departure beyond the period indicated above may be additional rent.

04Rental conditions

This lease is done by the conditions of law and customary in such matters, that the lessee is obliged to perform if not a penalty will be asked and even immediate termination of right of this contract, without any claim to reduce the rent.

The lessee is obliged to occupy the premises for himself and his family. The tenant may not assign the rights to this lease, sublet in whole or in part, even temporarily, to third parties, even for free. The lessee agrees to take care of the apartment in a good normal condition and to avoid any disturbance to the neighborhood. All facilities are in working order and any complaint concerning, occurring more than 24 hours after taking possession of the premises will not be accepted. The reparations made necessary by the negligence or poor maintenance during the lease will be borne by the lessee.

The taker makes a commitment to respect the neighborhood to cause no nuisance within the building of some nature whom is, to admit within the studio no foreign person which is not declared as occupant of places to the rental agreement. It is also indicated that the exercise of illicit activity and escorting within the studio is formally forbidden. Any noticed breach will pull the immediate end of your stay within the studio and any illegal activity will be the object of a filing of complaints with the police of Limoges. The taker can take advantage from then on of no refund.

The premises are rented furnished with the equipment listed in the inventory. If necessary, the landlord or his representative shall be entitled to claim from the tenant at his departure the total value at replacement value of objects, furniture or materials broken, cracked, chipped or damaged, the price of cleaning blankets made dirty, compensation for damage of any kind on the curtains, wallpaper, ceilings, carpets, windows, bedding, etc. …

The tenant may not object to the visit of the premises when the owner or his representative upon request. The household is made at the beginning and at the end of stay.

The tenant undertakes to fill in the accommodation on the spot a customer information sheet kept by the lessor for a maximum period of 6 months. This registration form must be completed pursuant the article R. 611-42 of Code of Entry and Stay of Aliens and of the Right of Asylum. in accordance with the 6th january 1978 law on information technologies and civil liberties, you have the right to access, rectify, modify and delete all data concerning you by contacting the manager of the establishment providing you accommodation.

05Inventory

The inventory will be conducted at the beginning and the end of the stay by the landlord or his representative, and the lessee. The inventory of furniture and equipment will be checked by the lessee at the beginning of the stay, according to the descriptions displayed in the contract and in the kitchen furniture.

Any missing or damaged item will be reported to the landlord or his representative. At the end of the stay, the studio must be returned in clean condition, as well as all the facilities listed in the inventory. A 50-euro fixed price can be retained on the pledge if the state of cleanliness of places is not correct in any point of view during the current situation of exit.

The refrigerator must be emptied and cleaned by the lessee at the end of the stay.

06Withdrawal

Any reservation is definitive and not refundable.

07Rent – Advanced payment – Deposit

The rental price is by period and inludes charges for the reserved period. The total amount is due at the time of booking to confirm the reservation if paid by creditcard. The amount paid by the taker are considered as being deposit.

A deposit of two hundred Euros ( 200€/300€) will also be addressed by the lessee to the lessor atv the time of arrival. This deposit will be returned to the lessee at the latest one month after the end of the stay, less, in case of degradation to the furnished items and goods , any costs of replacement or repair. If the deposit is insufficient, the lessee agrees to settle the amount due to the lessor without delay on first demand .

The confirmation of the reservation is confirmed 24 hours after the payment. In case of impossibility of confirmation of reservation, an e-mail is sent to the tenant and a refund will be made immediately after the not confirmation of reservation unless no penalty is held to the lessor. Besides, the not confirmation of a reservation and its refund are made for the tenant without any obligation of the lessor justify his choice.

08Number of occupants

This contract is established for a maximum capacity of 2/4 people. Unless specific written agreement of the lessor, any finding of a number of persons exceeding this capacity will result in the immediate termination of the lease, which will be considered at the initiative of the lessee.

09Animals

Animals, domestic or not, are not allowed in the furnished housing. Unless specific written agreement of the lessor, any presence seen an animal in the scene will result in immediate termination of the lease, which will be considered at the initiative of the lessee.

10Insurance

The lessee is responsible for all damages caused by him. He shall take out an insurance policy “holiday” for these various risks.

The landlord assures on his side the rental object via the contract.

It is recalled to the lessee that guarantees taken by the landlord via the Euro above named insurance contract and in the absence of any other guarantees taken, it declines any responsibility for theft and attempted thefts (which kind whatsoever) or luggage belonging to the lessee in the rented studio. Indeed, the landlord’s insurance policy does not cover these risks “theft and attempted theft.”

11Charges and services included

Generally, the amount of weekly rent includes all utilities (electricity, water, gas), unless stated otherwise specified in the lease.

12Election of residence – Disputes

For the execution of the lease, the address of the owner is valid. The court of Limoges are only competent to judge any dispute resulting from this lease.
